Why not treat it like any other auction: Keep bidding, from whatever their starting price is, but stop IMMEDIATELY it goes over your predetermined Maximum Offer?

I haven't used investor carrot, but I'm curious what happens after you stop paying the $50/month or the $99/month?

I only buy properties with inherited tenants for simplicity sake, but I am reconsidering that route after having to evict somebody because the previous owner didn't screen and I stopped getting rent.

I have too much to do Im extremely busy for me to go stop in the bank and make a deposit all of that is  an inconvenience  for me to go to the post office mail it to you"I really just want to get rid of this person.

Its either on a flat percentage or a joint venture (50/50) basis.  

Joint Ventures are welcome, not sure if good starting out.Biggest concern is should I get the money and "dive in" or should I keep some of the money and start slow?
