Hi Sam,It's hard to say without looking at the specifics (DTI, loan amount, investment/primary, etc), but it sounds like it could be lower given your good credit.

All FHA / VA loans are assumable but the seller may not want to participate due to it be a longer process and may not be ideal if there is a huge gap in price since you can only assume how much they owe at the lower rate .

Certainly this is not the case for everyone but a cautionary tale nonetheless-especially being out of State.My CPA is referring this investor to me because he knows I like the Lansing, MI area where prices are similar but taxes are lower, labor cost lower, and lots of economic development because it is the State capital.To your success!

I did Seller Financing for a business I purchased.We did their price and did a 2% Down Payment with Terms that we called "Step Up" we started with a low monthly payment but every 12 months we increase the monthly payment too.
