What types of funding structures have you found most effective for scaling your real estate portfolio?

I am licensed as a real estate broker in Minnesota and Wisconsin.

We both want to be equally involved in the rehab as a team - up until he receives his money back after the refinance.

I own a residential real estate portfolio in Florida valued at $1,500,000 that I was going to sell to an investor with a quick turnaround and use that for the downpayment.

Should I give her a notice to quit now and then start an eviction process after 14 days or should I sit tight and hope she will move out the end of the month?

If it moves a few days after reaching the available date, it's likely it hasn't rented yet.

I was in a similar position without the rezone, I can put a third unit on my duplexes property, but after running buildout numbers it makes far more sense to use that capital towards just buying another duplex.
