Profit margins arent as great as the competition building garbage homes that will absolutely have issues shortly after being built but I do sleep well at night knowing the homes we build are great and will be here long after I'm dead.We have been working on a website recently that allows us to have contractors and sub contractors login and view new jobs for home builds, view prints, permits, and accept/decline jobs as well as get paid automatically after inspections for their job are complete and passed.

I'm all for capitalism and making money but I'm not sure I could sleep at night knowing there was a high probability that my buyers will not come out ahead in the future.

A while later, I learned that another investor bought it, tenants moved in, and the cops were called to the property five times in the first two months for various tenant-caused problems (domestic disturbances, alleged drug dealing, trash being left on a neighbor's property, etc.).

Definitely some food for thought.I can definitely put in the work (only usually need 5hrs of sleep), so I spend my late nights looking into all of this stuff.

If you have a multi-family, ask the operator what precautions they have in place to make sure other residents are not disturbed.

Literally allowing our income to actually work for us even while we are sleeping.

It will give you the best return on your investment and let you sleep at night.

Maybe Phoenix is just a bad market to do what you want to do, which is try to get your sleeping/dead equity back to work somewhere else.
