FMR 700/monthTaxes: $3515/yrAsking Price from seller is $127,900 My offer:Purchase price of $85k with $10,000 down of OPM.Loan amount from seller: $75k at 8% APR, 5 year balloon interest only payments of $500/month.  

I went with the seller's title company, Boston National Title..  

Quotes came in at 100k so I adjusted my offer to 240k where seller finances 210k of the deal. 

The demand seems to be infinite.  

It currently has tenants that have not had a lease for the last three years, the seller/landlord verbally told them they have until January 31.
