Some lenders may verify, with no income verification, but with a higher interest rate, but this is something I need to do more research on and very much welcome any suggestions on any reputable companies I could work with.On that note, I am roughly familiar with a federally insured Title 1 loan that would even be applicable to properties one does not own!

The cost figures run between 10-20K with annual costs of about $500 for maintenance, Has anyone here been successful using mound systems for flips or for buy, build, rent and hold?

I would recommend looking at your own portfolio and figuring out how much should go to real estate, and then how much of that should go into each of the asset types and strategies, based on how much risk you’re willing to take.

Cash Flow $402Cash on Cash is 15% if I figure I am in 32K after 25% doen payment and loan fees.Market rent is $800-850 if I wanted to do moderate improvements.Plan is to make offer and do inspection.

BUT.... you can't calculate using CoC Return what if scenarios such as what happens if my Cash Flow goes up roughly 3% per year and my Investment then can be sold with a Return of $80k?
