The association needs to show you how well capitalized they are for upcoming major expenses, such as a new roof or paving. 

You can deduct the tenants portion of Real Estate Taxes, mortgage INTEREST (not the whole payment), possibly points, maintenance, shared utilities, the roof ect.

For one, they don't make'em like this anymore; these all-brick exteriors are like little tanks, it's tough to ding them up much, but the level of deferred maintenance on roofs, porches, windows, systems, and the actual interiors can be rather extensive and often difficult to assess up front.

One very quick example of how cost segregation can be used is with a roof replacement. 

I am specifically thinking about a two car garage that either needs taken down or some significant work to keep it (full roof replacement and retaining wall repairs immediately next to garage which is causing one wall to lean).

You'll be able to walk through a house and go "5k for this, 2k for that, 3k here...etc"Till then, you could visit your local suppliers of cabinets, granite, flooring, roofing and see what kind of prices they charge including installation.

New roof, new A/C, furnace, windows, appliances, garage doors and anything else that did not have at least a 10-year life span.

Newer furnace, windows, and roof (all less than 5 yrs old).

(Roof, new sewer line, new appliances, etc)
