In September I sold my 1039 sq.ft. house in Crenshaw for stupid money (the price per square foot I got is ridiculous). 

I know that these units are a little gold mine for me and already got my foot in the investment world.

Sometimes you have to replace the bottom foot of drywall and new baseboards too. 

Keep in mind my intentions to scale later into a more robust network of rentals.

Getting in to new construction and I’m curious what experienced investors are paying for per square foot to build.

Hey all,A frustrating situation I (first time residential home buyer) am in;Our inspection came in on a 2 story 1500 sq foot 1920s house(as-is) in Roxborough with 2 major concerns:Basement - Joint rot that was addressed by adding vertical supporting beams towards the end of each joint (but they lack 'snowshowing' at the base and might be advisable to add additional for support)Electric - Knob/tube wiring and 0 grounded outlets through entire the houseThe issue is our inspection doesn't have an estimate, only a recommendation to get an additional specialist inspection for that to obtain an estimate.

We had one this summer that we hauled eight 18' foot dump trailers of trash out of - this included an entire Kitchen full of rotten food - the owner had moved out 2 hours prior, not sure how anyone lived there.
