Hello everyone - i have a question about the feasibility of a strategy I hope to employ in the coming months to make my first real estate investment:I currently gross ~150K annually, have a 750+ credit score and have saved ~$40k that I can use to purchase an investment property.

That savings doesn't seem to translate to prospecitve tenants.

These are not the guys I hand off to acquaintances who ask for recos, because while I can get good work out of them, I'm not sure if other employers would be so hands on -- and a hands off employer might not get the same good results.I guess saving money by acting as my own GC means doing some of the things a GC does. 

And these are good tenants, who pay on time and try to take care of things themselves with the professionals I send.And the truth is, worse than the expense, is trying to get people to help me resolve things.

.#1 Save your money for a down payment on a property which will allow you to live in as well as bring in some additional cash for your real estate journey.

I guess I did not hit save the first time.

I know this is not the answer you are looking but resolve your problem 1st and try to find the way to close the loan.

I have just recently obtained 100k from a refi and have 100k saved up  and wish to start doing flips or something in the real estate investing realm.
