The lease states that the tenants are responsible for the full unit rent regardless of the number (in the event one tenants moves out before the lease ending date).  

Both units are rented out at this time, for a total rental income of $3,600 per month. 

There are some new restaurants there.A couple years ago in Harrowgate you could buy for 60-65k, renovated 5-15k, and rent for $1,100.

I asked that I wanted to turn my primary into an investment property and make the next home our primary over the next year while renting out the rooms then leaving for another house again at the end of the year.

Rent out whatever rooms you can in your primary residence and manage your roommates/tenants yourself.

The goal, initially, was to sell this property, however we would really like to keep it to rent at this point.

We know the rents, we know the buildings.

Current rent for a 3/2 is 2200$ .Is it wise to convert the officeroom into a bedroom by adding a closet and then market it as a 4 bed 2 bath for 2450$.What will you do if you were in my shoes.

Not sure what rent control is in place where you are, but you can also use the opportunity to get the rent up to market value.
