When i went into the market I brought MY OWN GC from Vegas and relocated him there. 

I'm possibly relocating to South Carolina.

@Andrew McElroy we know the northern NJ market well as we lived in Tenafly, NJ before relocating to Florida over 20 years ago.

If over 10 units, where one tree can knock out an entire roof and displace multiple families, a fire can result in lawsuits or large temporary housing relocation(s), etc., I'm coming up with most possible worst case scenarios and pricing it out so it's repaired or remedied within a week. 

Fayetteville is growing every year, most of my tenants came from out of state, all relocating to be close to their families, and running away from markets with high rental rates.

Columbus is an expanding city, with several significant companies relocating to the area in the near future, resulting in an influx of new people and an abundance of new job opportunities.

As @Tim Swierczek and @James Hamling pointed out, I purchased using owner-occupied financing (I lived in the house for roughly two months before a job relocation).  

I can as well see the trend is real of relocations from southern areas to northern ones.

We relocated to Austin from Houston about 6 months ago for our son's first year of college.
