It was maybe just dumb luck, but I happened to call a random local bank in the city I was looking at purchasing a property and I first asked if they do portfolio loans or if they have any investor programs that require less than 20% down.

If your origination fees are 3 percent that is 3,180.00 + random lender cost that can be an additional 1,500.00+ say 2,000.00 for insurance + recording fees, legal fees, title fees and title insurance can run you about another 3,000.00 you get about 9,680.00. 

Instead of floating some random number in my model for work that I have no experience in yet.
