The county isn’t going to make any moves/offers until they’re 110% ready and then they’ll try to proceed as quick as possible.

I have a quick question I was hoping to get feedback on.My wife and I are considering getting into RE investing but as you all know, location is key.

I have secured lines of credit on each property in case I need to pull cash quickly to take advantage of an investment opportunity.  

Quick math, assume your mom is in a higher limit county with $535k max and she needs $700k, that is a difference of $165k so you will have to come out of pocket to the tune of $41,250.

If I had a buyer, he wouldn't extend that offer past expiration and they hadn't even inspected or schedule closing.Great, I get with my client and we prepare a new offer with all cash, quick close, new dates, etc.
