It takes 6 months of holding to quality for a conventional loan.  

I was using the "class" system based on quality of tenets/safety of area/stability of area vs. more of a classification of the income/town itself...but I guess I could have said more of a A- minus compared to towns like summit :)

Know this, even though a tenant comes from another agent, you or your property manager should absolutely do the background checks, credit screening and rental history checking.

Beware of their applications and all their screens, because they don't use SSL and score a 0 (zero) on my 'are you serious?'

It's a class B+ area with high quality white collar tenants, so no need to pay for a property management company.

Why don't you just use a regular tenant screening service?

@Ben Leybovich already stalks me on the phone and I can't imagine the torture of his ugly mug popping up on my screen every 30 seconds...not to mention that it might make @Brandon Turner jealous.  

You really do have some high quality videos and provide great content. 

My bias is to trade up in quality, so I probably wouldn't own it more than 7-10 years. 

A couple days ago I took a break from reading to put some quality time into writing (at least the first draft) my business plan (basically where I intentionally stopped, a couple days ago).
