I want to go ahead and turned key over to new tenant and let them move in and keep the water in my name and tenant will pay me for the water.   

This may be thinking a little bit ahead, but once I narrowed down my potential markets to 1 or 2 cities, I then researched everything I could about the different neighborhoods. 

Before my realtor listed it on the market, I presented to the tenants a letter of intent to sell my property to give them a heads up (top 2 levels and private basement apt rented to 2 diff tenants). 

At the end of the day, you will be so thankful for being organized and having a strategic plan ahead of you!

She is trying hard to push me to go back down life paths that did not work for me before and I'm presently in a position where I can't do much about it at the moment but am making plans.I understand that investing particularly when new, can take a lot of time to learn about. 

Both of those concerns push me to multifamily or single homes but then we are getting into sizable mortgages I hadn't initially considered due to the size of the down payment.

I believe tenants were accused of smoking in apartment causing a nuisance for neighbors so the landlord went ahead and covered all vents.Thank you
