Are there any tax implications or other considerations if we use this loan for our personal home project?

This would largely depend on your investment goals, risk tolerance and preferred strategy.

It is too early for me to state if this will be a decent investment, but the projected annual return was advertised at 14% to 21%.  

And what are my obstacles for achieving this goal.

@Chris Billington there are a few options if your looking to buy "prehabbed" with a goal to refi and cash out.

The goal is to finance the purchase of the ground lease, and continue to lease the land to the LLC.
