An interesting article came out yesterday talking about lowest housing inventory ever in Sioux Falls, South Dakota.

The Bigger Pocket's Allison person send me an e-mail with an investor post that talked about how IRR is more important to an investor than NOI or the cap rate, but nowhere in the article did it explain what IRR is.

Secondary to financial needs I've decided to take on a partner, family member in law who happens to be a CPA (general CPA).I came across this article from August 2016 which I found priceless for my needs. ( https://www.biggerpockets.com/renewsblog/flexible-...)I would like to follow the path laid out by the author of creating two independent LLC's operating under a parent LLC. 

NYT article says:With FICO (the scoring model required by Fannie Mae and Freddie Mac), credit inquiries for mortgage loans that are less than 30 days old are ignored and have no impact.

I am new to this so I am not familiar with common websites or other popular sources.

I just looked at my articles of incorporation and don't see anything that would limit my LLC to a specific industry.
