I am looking to borrow 50k from equity in a 4 unit investment property to use as a downpayment on a personal residence. 

. $80k will net you $1200/mo.That said I am of the opinion that rent rates (up significantly since Covid) are plateauing, I don't expect to see them climb significantly higher.Regardless, factor my position of being a cash-in-hand personality who doesn't much care if the hype is telling us to buy-buy-buy or run for the hills.

Personally, we're okay with properties that cashflow decently, but have long term appreciation upside too.

Usually contractors in Philadelphia will carry commercial general liability coverage which covers property damage, bodily injury & personal injury.

i want to keep the group small. not like industry scale crowdfunding.if I can find a property which has okay cashflow (which is hard anyways). and can collect around 10/20 people who wants to invest some cash each.I build a company to own the property and give each person a share. and give yearly dividend to each, until sold.

I tried self managing my first year, it didn't work out great as I rushed and rented to the first person I found.

A queen bed is 5'x6.5' which wouldn't leave much room for a person to walk on either side, a night stand or a dresser.

Personally, with one of the rates that I have on a different duplex - I would consider doing a refi if rates dropped 2 points because I know I'd be cashflow positive and could hit the LTV with updates that I've done to it over the past 6 months
