Obviously, based on my relationship with the company, I'm not unbiased, but most people here on BiggerPockets know that I value my reputation above all, and when I agreed to join FTF as an advisor a couple years ago, it was because I was very impressed not only with their business model and underwriting guidelines, but with the CEO (Matt Rodak) and the rest of the management team.I have no requirement to invest my own money on the FTF platform; I do that simply because I like the platform, like the deals that are being funded and find the returns to be nearly as good as the private lending I do, but without all the overhead. 

Currently, we own a home in West Seattle and have approximately $200K in equity.

If you can't keep control of your personal finances, you are highly unlikely to succeed in real estate investing.

Check whether the area has any max unrelated person ordinances.

Having a great place to live that you own is great but really you can't attach a price to that.

Sadly, I've seen this happen where a company spends time and money to get a judgement, then files a garnishment on their paycheck, and the person just files bankruptcy. 

We have consulted with real estate lawyers and they basically just tell us you guys need to create your own terms and how you want to proceed. my thought is, 100k down while waiting for loan to assume, and seller financing and living there until that moment, and covering the rest of the funds at the closing table.

However, everyone has their own opinions and ideas.

On top of that, I have been pushing some travel all this time, and I can no longer do it for personal reasons, so on the 14 of August, I'm not even in the country. 

In all of my flips, the contractor I use provides their own windows.
