Regarding insurance: yes, the HOA carries insurance, but that's just for the common areas, outside damage, etc.

My tenants are responsible for yard maintenance, and I would expect him to be as slovenly on the outside as the inside.

The issue being is it’s a little above my normal price range and a little outside my normal investing area.
