Regarding snail mail from DSS, we only accept rent payment online or via direct deposit and that's a condition of renting from us (which is not a protected class...) and that's right in the application, so if the program won't autopay us or do direct deposit, we decline the app on that basis.

I just started recently too and own 1 building now and buying my 2nd one.1) I would get a real estate agent who is well versed real estate investing, someone who has done it before.2) Redfin, Zillow, Real estate Cashflow App, Zillow Mortgage, would help in searching and  calculating CAP rate and all that for the potential investment.3) Look for area that has high CAP rate.4) Read books - Rental property investment by Brandon Turner, Managing Rental Properties also Brandon Turner, HOLD is another good book.Best of luck!
