Are you looking for multi-family or SFH? 

People from the around the world want to invest here (especially in multi-family), and inventory is extremely low across all types of real estate, especially single family homes. 

I personally do not like portfolio type deals because investors tend to over value the assets based on a cap rate, when the reality is that single families and small multis should be sold based on comps. 

My main REI goal is to build a profolio of multi family properties.

The fact is my single family rentals cost me more per unit to manage than a multi.

My thought now is to possibly recoup the funds, I close on an additional deal this coming Friday that will have similar numbers, and attempt to find a proper BRRR multi family before years end.

I was looking to invest in the city of Long Beach, but houses are around $550k each for multi family duplexes.
