My partners and I are looking to buy small multi-family buildings in northern jersey, from Newark to jersey city.

I live in Atlanta and my plan is to start wholesaling and than transition in to multi-family investment.  

You should hunt for a multi family if possible then you can house hack it.

Has anyone experimented with direct mail to Multi-family apartment owners as to which has a better response rate: typical yellow letter simple postcards or more formal appearing letters?  

Say, if somehow I found a multi family property with 300 units by the beach, they will lend me millions of dollars to buy it as long as the property itself generates satisfactory returns?
