So instead of using any of that 140K to pay off renovations should I just let the monthly cashflow pay for the loan used on renovations, or should I just use cash for renovations and have the only loan in the whole deal be the refinancing?

When both units are rented out the property should net cash flow around $1,000 a month.

Partner Driven installed a new HVAC system, applied fresh paint, updated fixtures, and added new appliances.

  $600 X 12 months = $7200. 

They have great programs out there for you, even pay some of your vendor bills based on your transaction amounts monthly.  

A couple months ago, they listed it for $80K before dropping the price down to 70K and then $65K.
