If you cover yourself, choose a qualified tenant, and be fair all around, everything should work out ok.

Check the filters and see that they are promptly replaced if dirty and tenants are notified they are not maintaining the equipment properly.

Really it would only take me about 3- 4 smart rehabs a year to maintain my standard of living, if I never did anything else.

Of course if you can buy low enough, you can still cash flow property #1 *after* the refi but as a fairly inexperienced investor, I haven't found any deals like that yet myself.
