All proceeds made from the business I don’t eat it for lifestyle consumption it gets reinvested back so its one of two things - you may need to feed yourself from a business but have the luxury of giving it atttntion full time or you can supplement it with a job and Partnerships which is what I do today.

@Scott Kronzek As a local here in the area, I can you tell that the Curley deal isn't fantastic as the rents you'd be getting won't be close to the 1% rule, but you can upgrade the house to push for a luxury feel, increasing the rents.

The third one would be that most new MF builds are now being built with luxury finish outs because they have identified the trend that renters are now renting by choice, not because they can't afford to purchase a home.
