It's always best to do your own experiments and in your case you have a two-year successful case study.Not sure if you self-manage, but either way, did you get into real estate investing to get a second job with more to-do tasks, or did you get into this for cashflow?

Nobody has mentioned title insurance, but if TX has some version of title insurance and you bought some - that should also guarantee against errors like property boundaries.Maybe someone could suggest a good local real estate attorney for you there.

I went the same route as you, studying for my real estate salesperson exam over the course of the previous summer and fall, eventually obtaining my license over winter break.

(there was no issues with the roof) I decided to just switch carriers and used a local insurance broker in town.
