It will be easier, but you will pay 2x-4x more than you would if you were local and on-site watching.What's your plan for watching the rehab? 

We looked at full time management locally but decided to build out a team instead. 

For Realtors, most MLS's also offer an assumable search (for those that are identified correctly) when noted investors can find this information on additional details at the bottom of real estate sites like Zillow and Realtor.com under 'Terms' usually it will say conventional, cash, assumable...Title companies can be helpful with verifying the original loan balance and original note date which is a good indicator of the sellers note rate and how much principal they've paid down based on an ordinary amortization schedule. 

There is a robust community here in town though for STR/MTR - I highly recommend connecting with the meetups and the locals that are STR experts!

I can change the deeds for I think $35-$40 each, but was wondering if instead, I could just transfer my company/LLC to somebody via Will.

@ariana alexic - typically, the management company is an empty shell entity (holding no assets) that is used simply for the purpose of dealing with third parties (signing contracts, leases, etc).

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.
