The area around the University of the Pacific looked promising a while back when I last looked. 

That way you are not going back-and-forth for no-shows.

Also- you can redeem the ground rent, which means you can buy back the land for a small fee at closing.

You'd need to ensure your ARV is 20-25% higher to get your original cash back out while meeting the refi equity requirement. 

When shopping for chargeback insurance make sure you are buying insurance, which reimburses you if payments are reversed and not a service that helps you fight back.

I don't see that it would add appreciable value for the appraisal or for rent, AND when you go to re-sell you would probably want to tear all that work out and put it back how it is now as your typical buyer is probably an owner-occupant and would prefer it as it is now.

The last 2 weeks, after I've logged in, and tried to read articles, it re-directs me back to the home/log-in page......I log in..... it just puts me right back there, (I am logged in, as I see my initials in the upper right corner.)Anyone having the same problem?

:) It did help , I saw that I can make the LLC in Wyoming its not gonna be expensive and they provider that  am going to use provide with a relay back account I think that's the bank name I know its not gonna be the best but it gonna give me a humble start non the less

Since I used my VA loan, I didn't have to put any money down (Though we did have to pay about 5k in closing costs, but got about 2k back at closing).
