Again, stemming from what seems to be an inability to afford the housing payment, it will be easier for the borrower to reach you and put pressure on you than it will be to put any pressure on an institutional mortgagee to allow deferred payments or something similar.

That's not the same situation as taking over a property where the sr. lender is an institutional lender who may be plenty satisfied with uninterrupted timely payments.

I've sold a lot of properties over the past 18 months to institutional investors.

Stick around here on the forums, participate, read and don't be embarrassed to ask your questions, we all have to start somewhere.

The Appraisal Institute probably has something on this but I couldn't find anything.

Those with vast note portfolio experience and/or or institutional experience are only going to be so helpful when it comes to beginners buying notes for fun and profit.
