The contracting trades are very inefficient by nature and only really can make money by charging you higher prices on small jobs like these.

Your intent is no longer an issue and you'll probably get more favorable lending as well.IF you absolutely have to make this switch pre-1031 it might be possible to structure a 1031 that works depending on the nature of your LLC.
