On the actual lease, I would increase the rent about $750/month for the first year to account for the $9k payment and the second year it would go back to the same rate as right now.

Two urine soaked mattresses, a destroyed couch, hopelessly soiled rugs and towels, broken plates, furniture, etc, etc.Between the damage and the lost income we’re out about $6k, not enough to file an insurance claim and make it worth the possible rate increase after the deductible.

I heard a story that with IREM some people can not access the classes with their computers, and then that IREM customer service does not respond, and will not refund anyone with issues accessing the course they purchase.

Private Lenders tend to be a short term loan of about 12 months so you will have to refinance for a long term loan after all construction is done and hopefully that increases the value.Those two will usually charge you more interest for a loan but it usually does not kill a project.
