Assuming that you have a properly formed contract, the short answer is that they can refuse to perform, but there will be consequences.Those consequences normally play out in court, so it's not normally worth the cost to pursue it.

yes these already have fenced private small backyard  As the units them selve are small ( 600 sq ft each ) I am trying to extend the washer dryer with some shade and proper flooring instead of the washer dryer just out in the open with hookups .

According to my reading of that lease if the tenant gave proper 10 days notice and the rent was UTD then he/she is entitled to the deposit.

If you have a cash buyer ready to roll, id work with both your attorney and the buyers attorney to get things properly under contract and close out the deal.For pricing, agents can be a big help with this, or you can try to run comps yourself to get a feel for what the house is worth.

From what I understand if they’re month to month and you go through all the proper procedures in NJ then if you can prove you have nowhere else to go then that would be one of the few exemptions to evict during the moratorium but that would only be for a month to month tenant, not someone with an active lease in place and you want to end it prior to the lease date.

So I am on the hunt for my first deal and after about a month with the MLS I got nada so far, a couple close ones but at the end of the day nothing.So I am looking into off market and I have designed my postcard printed em off at Staples and I am about to get ready to drop them off at perspective homes.I am wondering if it is better to make a website to help legitimize my business or is that something that can be done down the line?

Also, both Arvada and Wheat Ridge allow Airbnb rentals, even as investment properties (laws could change in the future though), but that is another strategy that could cash flow well if managed properly since Denver metro has really good tourism in the spring and summer months.
