Hi guys, my name is herby and I just closed on my first deal for house hacking on a 4plex. 1 of the tenants is out of contract and is on a month to month and that’s the unit I plan to move into.

Just to be clear, YOU don't have to be the operator, but YOU need to have known how to do it and ensure the operator you employee (either as in house or through a PM company) needs to know how to do this at a high level.  

My personal motivations and limitations have made me not consider turnkey, flipping and house hacking. 

In Atlanta, only Fulton County residents can get a license and they can have up to 2 short-term rentals, one being their personal house.

It's your largest potential expense aside from the house collapsing.

I entered into a contract to buy the land, and informed the note holder (seller) of the house I recently purchased that I would be substituting the lot as collateral in place of the house.
