All I do though is just find leads through propwire, download them and skip trace them, give em a call and see if they're interested in a cash offer and if they are, just move them down the ladder to the next guy.

I plan to travel down there next weekend (about 3.5 hours away), so I am gathering all the necessary info.If I did cashout refi on my current property, i can pull out $155k towards this but will be left with an additional 45k or so if doing 80 LTV, which is why I am leaning toward seller carry a second mortgage.Lenders out there, now you have my deal, can you do it?

Any contractor you get I'd recommend giving them the notice from the City so they can chase down the issues and/or see what all is needed from the City.

The financing options I have seen that make the most sense are Construction to Permanent Loans, but researching all of the different loan options has my head spinning.
