All I do though is just find leads through propwire, download them and skip trace them, give em a call and see if they're interested in a cash offer and if they are, just move them down the ladder to the next guy. 

I've worked on repairing two houses this year that had small fires and both of them were saved because the pex lines melted and sprayed the fires down.

After the conversations I has with these agents ( I am not painting all agents )  they sounded like used car salesmen talking down to someone . 

Sit down with them and ask them to educate you on the buy sell process and the market for your type of investment.  

I plan to travel down there next weekend (about 3.5 hours away), so I am gathering all the necessary info.If I did cashout refi on my current property, i can pull out $155k towards this but will be left with an additional 45k or so if doing 80 LTV, which is why I am leaning toward seller carry a second mortgage.Lenders out there, now you have my deal, can you do it?

Business has slowed down, and they are hungry looking for buyers and sellers. 

We're still getting most of our leads via Zillow and Zumper but need more to get our vacancies down.

There's no set and forget it, but we've gotten it down to maybe a couple of hours a week (and most of that work is related to Airbnb stuff that's not done in PL - i.e. we only change the ABB price).

Any contractor you get I'd recommend giving them the notice from the City so they can chase down the issues and/or see what all is needed from the City.

The financing options I have seen that make the most sense are Construction to Permanent Loans, but researching all of the different loan options has my head spinning.
