Different if it is the only bathroom and its gutted they may not be flexible but call around. 

Heck, I didn't even know what it was......I just used a combination of my gut feelings and a constant perusal of other local listings......Of course it helps if your area is a popular place to visit/stay, for whatever reason.

However, if I know I'm doing a full gut and I'm confident in all my #'s, I'll offer with no subjects.  

Maybe if you did your research on that lender. in short follow your gut,  If you doubt something, don't do it.

Honestly go with your gut but be sure you can handle the consequences of the cost if worse case happens to present itself.

Townhomes are different than a MF.The design and construction of the building would have to allow for easy conversion without a complete gut and re-build of interior.
