. $70 x 3 =$270 per month cash flow. paid off house grows to $134000 @ 3% compounded annually for 10 years. 3 houses worth = $402000. $80000 mortgage paydown to $65000 x 3 = $195000= $207000 equity. 1 house @ 3% rent raise =$1344. 3 houses =$4032- $1290 payments =$2742 per month cash flow. 

Depending on your want to grow your cash flow quickly, I would look into the BRRRR strategy in Bakersfield as well because you can fix the property, then get good cash flow and refi to get the next property.

The population is growing.

The local economies are growing much stronger there in the right places and you can get large capital gains by benefitting from the path of progress.

Today, Clark county population has grown to 2.2 million, and population is still growing steadily every year.
