Market conditions and the FED increasing interest rates to combat inflation has not helped the scenario.  

On the Fed form declaring the retirement account withdrawls (I forget the form # right now), you can select a number of exemptions for having a penalty. 

I thought about getting another line on my cell phone plan but with phone and line it seems an unneeded expense, plus if they leave or go on a trip we would have to pass the phone around and I travel often.I know there are apps that you can call from like Grass hopper and have pushed to your phone.

No one, not the FED, not university and bank economists, and not even contributors to Forbes can accurately predict how long this thing will play out. 

Was responding to a blog about inflation and Fed interest rate hikes in the future. 

I am happy to pay for necessary watering of the grass in the summer, but I don't think I want to sign up for all the water usage on the property.Any insights or feedback would be greatly appreciated. 

It takes about 9 months for a Fed interest rate change to have its full effect.

(I am planning on re-doing the backyard to increase the value of the house by adding a hot tub, an above ground pool that is built into a brand new deck, re do the fences and add artificial grass along one side of the back yard where I have a putting green and then adding a sand pit area on the other side with a fire pit that will be next to the pool.The house is located about .75 miles from the beach so in the summertime this entire house could poteintally rent for about 10-20k per month.

Below are the lenders I've already tried thus far for the HELOC for both properties.Navy Fed, Pen Fed, and Sun Coast. 

Never dealt with whatever office handles Fort Bend I don't think, but most of them are pretty good about notifying lienholders, especially if they are easy to find like this one.As @Philip Traynor mentions, most non-governmental liens are wiped out with a tax sale....so demo liens, grass mowing liens, IRS, etc do not typically get wiped out.If there is a $250,000 2nd on a property worth $300-$400K, my guess is that it will get paid before the auction.
