I was able to get $20k in down payment/closing cost assistance through a program called Neighborhood WORKS, they held a 2 day event back in May 2019 that awarded $20K to 300 families on a first come first serve basis.

Many of them were still working full time, getting stimulus checks, or making a killing on extra unemployment.Now that the moratorium is over, they've dug themselves in a hole and reach out to government to fix the problem that government created.

I spoke with a traditional lender the other day from Total Mortgage who said it would be difficult for me to get any kind of financing outside of a traditional 20-25% down investment loan, because I don't have a credible reason to be buying another multi-family outside of investing purposes.What is the simplest way to make a second purchase utilizing the 203k loan program without running into issues in underwriting? 

Most use their own programs to determine the risk of a property vs using the FEMA flood zone. 

I do know that if I can make them pay for the fuel then they would qualify for HEAP/government aid so it would be free to them in the end.

I dont know of any programs for that, but all you need is the cloud or drop box and create file folders with photos and perhaps excel files listing each line item you used.

Alexander,With Condo ownership, the Condo declarations and bylaws govern who own what parts of the building and in this case who is responsible for paying for the repairs.  

Depending on your occupation, I know of homes for heroes has these programs. 

A Canadian working overseas could qualify for a (purchase) mortgage under the Non-resident (NR) mortgage program - the lending guidelines vary from lender to lender.
