Right now I am a fix and flip and buy and hold investor thinking to buy below 4 units. someone told me self storage gives better money than fix and flip, buy and hold, multi family or so.. 

Hi Virnisha, I think the question to ask yourself is whether you are going into this with the goal of coming out on the other side with more immediate capital (fix and flip) or if you are interested in holding onto it long term, but not having immediate access to the capital (long term rental). 

Here is how I determine if I’m going to keep a flip as a “Buy & Hold” or Sell it to an end buyer.

I like to hold VIP events for 15-25 people.

If it was me I would either sell now or hold it for five more years.

@Merritt HarrisThere are a lot of people who like passive note investing.I can outperform all these note holders by finding deals to buy and hold and I get the appreciation.

I have a small portfolio of two duplexes, far from a multi-million dollar enterprise and while I'm passionate about my RE investing and wish to expand, I can't seem to justify ten's of thousands of dollars on consulting (at this stage in the game) even though I believe it would be beneficial.
