And loss of revenue is one thing while you wait it out but the expense of having to engage an attorney .. instead of a power of sale DT were there are companies that do these for a very reasonable set fee. 

If you have an agent, I would see what connections they have in that regard but there are definitely deals on the MLS and waiting to buy is going to be the biggest thing that slows down your game plan. 

I am trying to decide what my best game plan is for the next 2ish years here before I move forward…begin with the end in mind.

Or are you more interested in (and willing to) engage in more of a slower, relationship-oriented approach to negotiating? 

I was born and raised in NYC, so I saw first hand the shell game being played on the streets and how scams were ran.

I am really finished with my current job and course in life, and am really looking to get into the real estate game, and hopefully one day in the future, gain that financial freedom!

Anyways, all that to say, just get in the game!
