Hey Wesley, this is actually baked into our lease, so our tenants know its coming. 

I'm not a fan of the - 'pay me all your rent and get out early' since it is all baked in his favor.

And be careful that the mold compmay isn't just trying to get big $$ out of you for work that isn't needed.Bottom line....these people need to go..... even if you get by with this issue, the writing is on the wall..... they will drive you insane....part companies now while they are not deeply embedded in your propertyYou could even say the "mold remediation" requires you to do extensive work and it cant be done with occupants.....so for their safety, you will let them out of the lease....get them out.....and then clean a few things up and start fresh

It's crazy how much new flooring and fresh paint can transform a place.

With my freshly acquired knowledge from BP, I explained that there is probably a mortgage on this house built in 2014.

If the house was built in 1977 I'd be more concerned with lead in the paint so be sure there is fresh paint since 1979 when it was banned or simply paint over the existing.

I thought a tax sale wiped everything before it out and started fresh. 

We would probably have some equity split based on cash contributions from each person and some additional sweat equity baked in.

I've been unsuccessful with reverse mortagages, utilities and fresh judgments.

The same people are still at the helm.That all being said, responsible underwriting always bakes in cap rate expansion and assumes exit cap rates higher than entry.
