Is this worth the couple thousand in costs to get licensed..???

To start, I'm eyeing foreclosures and I have identified a couple attractive ones (in good school districts, right price point, etc) and I intend to try and get a walkthrough on those properties.

There's a couple different ways to handle. 

@Kim Knox, @John Knisely I've sat down with a couple of realtors to discuss the kinds of properties I'm interested in and what my strategy is, narrowing down to specific zip codes, number of bedrooms, etc., but from all of them I keep getting listings in areas I'm not comfortable working in, and properties that don't have much potential to value add.

Develop a relationship with a couple of local HM lenders.

I've learned in the past couple years my mindset has changed from being scared to make mistakes and therefore not acting to acting and being cautious of mistakes and adjusting to them when they appear.

I’ve gutted the kitchen and master bath, and I’ve gotten a few offers on the house in the middle of the reno, and even shown it a couple times. 

@Rob Beardsley Hey Rob, I see you go to CMU, my girlfriend actually graduated from there a couple years ago and I went to Pitt myself.

We have been remodeling it with our own cash and it should be complete in the next couple of months.
