Go hire a California real estate attorney with experience going against HOAs and do it now.Also, was the deficit due to mismanagement of the HOA, or was it due to an employee stealing the money or from fraud?

had the same problem with a tenant that turned the house into a foster home for cats.Pulled carpet and the poured Clorox on the cement.  

The reason I want to be successful is because I plan on adopting within 10 to 15 years and opening a foster care home.

This is a decades long process if you don’t have say an engineering degree and start out working for a large developer as an employee.
