here locally we have a courier do all that but they get all the stuff from My home office.I do not manage them I use a property manager and at the end of the day I believe it saves me money as they answer the calls and fill the vacancies much faster than I ever could

You have to close the sale of your old property before you take title to your new property in a 1031 exchange.There is a process called a reverse exchange where we as the qualified intermediary take title to the new property before you do.
