My strategy was to send out a text first to the list of leads I've found and seeing if they are interested in selling their homes and using a Text- To - Join feature to schedule an phone appointment to discuss an offer.

You may need to update after few years as some features (like online banking) may not work for older versions.

The zestimate is basically a computer algorithm, it doesn't know the condition, features, etc of the house and can only guess the value based on the information the computer gives it.
