Anyone have a favorite website with good deals on postcards and mailing?

It is one of my favorite forms of direct marketing mostly because most other investors will not take the time to do it. 

Of course, proper screening makes these clauses less necessary, but what is your favorite clause in your lease, or what unique - but legal - clause is in your lease that you are most excited about?

It is my favorite midwest city - although I much prefer living here in the NW.  

On Saturday my manager told me that one of my tenants is leaving, and it is my least favorite property in a neighborhood I wouldn't buy now, so I told him to list it.Once I got over the psychological barrier of selling a house, I'm wishing I could sell two others, but we just got tenants in those two in August and early September.

One of my favorites is sending out of town landlords pictures of their house, especially if a tenant is trashing it, and asking if they knew what was going on and if I can do anything to help.

And drive/walk for dollars as mentioned above, It's one of my favorite things to do.

But that stated I don't know too many folks that would even want to put a new HUD MH in a trailer park unless it was steps from their favorite surf break, golf course or trout stream. 

In that F neighborhood I have literally heard gunshots every night for nearly a month, seen people conduct drug deals and advertise/offer drugs in broad daylight, gamble in the middle of the street (again in broad daylight), children younger than high school age running the streets truant, endless fighting and domestic violence, etc.... you get the picture.
