Because the properties are more valuable together I would look at making a single loan secured by both. that was my thought one loan with release clauses .. in case they wanted to sell one off.. no reason to have two separate loans..

Once that child reaches the age of 2 they exceed my occupancy limit and I would not renew you or extend their lease on that unit.if you have a set, written policy in advance, it is much easier to enforce when the situation arises.

But agree if the OP is going to just pay them back the 1500 which is what I would probably do if they pushed this.. then a full release of claims should be signed prior to handing over the dough..
