If there is a date or plaintiff name listed on the eviction does that match what the applicant listed on their former residences in your application and that time period?  

Do some of them have shorter interest free periods?

My 1031 is closed so I'm in my 45 day countdown period.  

:-)Believe it or not, I had better luck on my comps during the bust period when almost everything was a foreclosure.  

@Nick Apada, @Patrick L. is absolutely correct......you are responsible for the past HOA debts, lien or no lien filed, period.  

You can also sell it too, or possibly work with the holder of the note to extend the terms.

My understanding is that if you meet certain criteria including one sale by LIC within a 12 month period (one sale rule)and it is not a residence that you built, among other things, then you can be exempt and balloon payments are permitted.
