I have worked for numerous Brokers that owned in excess of 100 units individually, and in various joint ventures/partnerships with other family members and or clients.

Any legit business should be able to accept credit cards unless their merchant accounts have been cancelled due to excessive charge backs and or the company is a scam.

Or a person who haggles excessively because "they know how much it costs" or something similar.

There are areas we stay away from but there are also little better areas where you might be at $65,000-$70,000 per unit and be a little more south side conservative(lol).South side appreciation is there every 10 years fueled by speculation and investors flipping and most recently (2004-2005)building new so there is appreciation, it just has to be timed right.Heck you guys all see what these turn key companies are selling these two flats for in those exact neighborhoods we won't touch anymore and they are appraising out.

Only those who have owned properties can truly understand the challenges landlord face and the sting of vacancy, evictions and excessive maintenance.

This aggressive mentality will fuel your ambition to take control of your life and do what needs to be done. 

But, that fear fuels my determination and persistence to be bigger than my problems.  

So I was listening to a podcast yesterday and I heard someone mention that when you borrow for loans in excess of 4 mortgages, lenders require 6 months cash reserves for the sum of all mortgage payments.  

For future reference after you go over it with the stain, you can remove the excess to speed up the process.

This is state specific and I know in certain states 24% or more would be considered excessive.
